Yes with the furniture this house probably is worth 3.2 ish million because it would take that amount to recreate the model.
About a 2.8 million dollar contract +400k for backyard, fencing and extras (furniture etc). But really i would never pay over 2.9 simply because I dont like the third floor walk up space (that gives a bethesda feel not potomac where homes are jammed close together so to get sqft you build on levels). Wild that there is only 1 primary closet, and the house is smaller than i would like (although you could add a media room and gym to the basement by making the storage area smaller.
I also dont like the fact that the palatine model sold for 3.1 at 1k sqft larger, more inerior upgrades, more outdoor living spaces (like more than double), floating staircase and elevator. Prices havent increased at all really in the market since that home sold a year or so ago.
If you were to purchase this home you would never get more than 2.7 in resale.
Also no pool at this price point of 3.4 (you could add it yourself got probably 100k). Thats simply overpriced. Should be LISTED at 3.0 flat. Look at the arden model house. It has been on sale for a while. They have dropped the price 3 timed and it still wont sell. Probably a similar situation here, may sell close to 3.0 or 3.1 to some rich buyer who doesnt care to much about money.
