yes but the furniture isnt all from rh this time (it is cheaper) than the palatine. You pay 50k for the furniture but most of that cost is included in the 3.35

Even the smaller models are enormous inside. Super spacious and beautifully done. Not everyone wants to sardine can it in McLean with a mega mansion eating up 90 percent of its lot and surrounded by future tear downs. A lot of people love pre planned communities!!
To a person, absolutely everyone I have met who lives in Mount Prospect has been absolutely lovely, really neat community minded people who are excited to live there and be a part of this amazing little corner of North Potomac. It’s a really great place to live.

Just don’t try to move here we are all full ok!

We have one of those home and though we absolutely love it it’s not for everyone!!! Mount prospect is special and will be an amazing neighborhood full of families and a good community vibe when it is completed.

You're doing the opposite of stretching your dollar when it comes to Toll Brothers. Don't forget, they're a publicly traded company and their margins are high

Some mf put a deposit on the model. Probably a toll employee to build up demand before the release of the last few homes.

Yes with the furniture this house probably is worth 3.2 ish million because it would take that amount to recreate the model.

About a 2.8 million dollar contract +400k for backyard, fencing and extras (furniture etc). But really i would never pay over 2.9 simply because I dont like the third floor walk up space (that gives a bethesda feel not potomac where homes are jammed close together so to get sqft you build on levels). Wild that there is only 1 primary closet, and the house is smaller than i would like (although you could add a media room and gym to the basement by making the storage area smaller.

I also dont like the fact that the palatine model sold for 3.1 at 1k sqft larger, more inerior upgrades, more outdoor living spaces (like more than double), floating staircase and elevator. Prices havent increased at all really in the market since that home sold a year or so ago.

If you were to purchase this home you would never get more than 2.7 in resale.

Also no pool at this price point of 3.4 (you could add it yourself got probably 100k). Thats simply overpriced. Should be LISTED at 3.0 flat. Look at the arden model house. It has been on sale for a while. They have dropped the price 3 timed and it still wont sell. Probably a similar situation here, may sell close to 3.0 or 3.1 to some rich buyer who doesnt care to much about money.

Seems like it would be more practical to buy similarly priced but nicer new construction in Bethesda, McLean or Arlington.

People who buy in Mt Prospect want to live in North Potomac — NOT Bethesda, McLean, or Arlington. Some work nearby or have family in the area. Others, like me, love this part of the DMV. To each their own.
