Already? That sat empty for so long after it was built.
It is in a poor location.
Bad lot, busy street, not Langley. Can be a hard sale.

2 roof leaks
incorrect mechanical discharge
Interior trim installed on the exterior
Exterior trim is a mix of PVC and wood where the wood is rotting.
Tile floors aren't installed with full setting bed, just spots so the grout is falling out and the tiles are starting to wobble.
The pre-wiring for data is not fed to anywhere, just 12" into the wall.
One bedroom has no mechanical vent for heat / cooling
Low quality appliances in which we have already had to replace the fridge and dryer.
And today when trying to fix a shower leak I found our shower is framed with standard drywall, not cementboard or even greenboard which is needed for walls exposed to water.
Our early attempts to work with KUL Homes to correct issues resulted in the lowest quality subcontractors, who often didn't show, or were hours late or unprepared without basic materials such as an appropriately sized ladder. This resulted in hours of missed work for my husband and I for a mediocre fix.
I will note the home was done and built when we bought it, so we were not involved in the construction or product selection.

Anonymous wrote:We just built a house with them and loved it. My husband is a commercial construction manager and he said they did many things above what code requires. We moved walls for free and selected none standard finishes for a lot of it and weren't nickel and dimed. Their guys are all super nice. Our demo was in March and we moved back in in August. Anything we have asked them to fix (all cosmetic or preference... like moving a chandelier, we were not charged for).
We interviewed 12 non-custom builders, and they were by far the nicest, most responsive and most ethical to us.

Quality is ok. Homes look nice when new. Was in our price range in Mclean.
What bothers me is that the seam between the granite slabs in the kitchen seems to have opened up and the grout/filler has chipped out. I have not seen this with other homes.
That's an easy fix. Any other issues? What are your ceiling height
