I just clicked on 10 random Hill homes for sale on the Redfin map. All of them either had been on the market for 30+ days, had their asking prices cut or both. It's grim out there, and there's a good amount of inventory.

I would not want to live on Constitution Ave - brutal traffic morning and evening

Damn for $1.4 million and over 2,000 sq feet that kitchen is tight. Looks like the kitchen out of an old 1BR apartment, not a house priced this high.

I agree. Our house on the Hill (less desirable location) would go for a million, max, and our kitchen is twice that size and nicer in every way.

No powder room and only one bathroom in the 2nd floor is a tough sell

Already taken.

That's very property specific. A nice house on a good block would still sell easily.

What a weird comment given how houses in the most desirable neighborhoods are often like this.

Most houses have at least a powder room on the main floor, even on the Hill. Houses that don't are less desirable and sit longer. Not weird at all.

I would say the market is cooling, but $722 A St SE just closed for $220k over ask (https://www.redfin.com/DC/Washington/722-A-St-SE-20003/home/9901710#property-history). Priced for a bidding war, but still.... aggressive

Interesting that this hasn’t sold.

There’s a new 1.15M house a block away with an additional bedroom: https://www.zillow.com/homedetails/708-5th-St-SE-Washington-DC-20003/416598_zpid/

That one has been on the market 5 days with no contract. Will be interesting to see how fast it sells.

It's under contract now!

That location is really good, and its pretty, but the ceilings look low. Forced air and mini splits is really weird.

This is my favorite single block on the Hill, but now only seems to have SUPER expensive/overpriced flips:

Just a few years ago livable but non-renovated houses were selling in the $1-$1.4 million range.
