Avenil in Potomac covers lawn service (including your lawn) snow removal (including your house) garbage pick up, pool and tennis club, walking trails and common grounds.
At time HOA fee was $400 a month when I looked on 2017
My non HOAs house I pay $500 garbage pick up and lawn is $2,300 and shovel own snow. And I still don’t get pool or tennis or a sidewalk to walk on.
Trash pickup in the southern part of Moco is done by the county as part of property tax. So the HOA fee is not going toward trash pickup. And I have seen nothing to suggest that the HOA fee will cover lawn care and snow removal on your private property in this development.

You forgot overpriced, traffic congested, mediocre quality
What do you mean? Mediocre quality?

Yes, it just keeps me up all night also. Because if it sells out, I have heard that no one who buys there will ever move and sell. They'll all love it so much that they stay there forever, paying $400/month in HOA fees and their hefty mortgages to live between highways.
Is the HOA really $400/ month? I hope that at least covers access to the pool and gym.
