If you are under contract when do you start paying the mortgage and when do you expect to move in? I have no idea how this works.

To answer an earlier question, yes the HOA included pool + clubhouse with gym and it includes lawn care (both front and backyard). Our family is looking for low maintenance and really liked the idea of the clubhouse as a gathering g space to meet neighbors. We are under contract for a SFH with Toll Brothers.

Trash pickup in the southern part of Moco is done by the county as part of property tax. So the HOA fee is not going toward trash pickup. And I have seen nothing to suggest that the HOA fee will cover lawn care and snow removal on your private property in this development.


I live in Potomac and my association does have to contract for trash pickup. It depends where you live. We do get recycling from Montgomery County.

We have built new homes recently, the workmanship from subcontractors stinks. Drywall omg horrible and tile work ie grout they don't even use a wet saw. And Toll Brothers is better than some others but they all use those same sub contractors so....

How can you comment on the community? It’s still mostly a construction site, with about 9 houses in total which appear to be finished with people living in them, + 2 show houses and a townhome show house. It is new and it’s probably pretty safe in that it is surrounded by major highways with one road into and out of the community currently. But to say “lovely community. Families” that seems wrong. More like “Top notch construction site. Maybe some people in the the handful of finished homes. New”

Yes, it just keeps me up all night also. Because if it sells out, I have heard that no one who buys there will ever move and sell. They'll all love it so much that they stay there forever, paying $400/month in HOA fees and their hefty mortgages to live between highways.


Is the HOA really $400/ month? I hope that at least covers access to the pool and gym.


It has a pool and a gym??? Wow. Is it definite or possible. - are they being built for sure??
