Yes people are, they only spend less than 100k in the design studio usually, max 200. That is nothing. At the start of the community people where spending 400k
How would you know how much people are spending? Seems like the people who live here would have a much better sense of what’s happening in their own neighborhood.
From the sales associates themselves and people I know in this community (I know probably 10 families)
The sales associates haven’t said anything like that to me or anyone I know.
If you really know 10 families who live here, you are one hell of an unkind friend. Glad you won’t be buying here - don’t think you’d fit in with the kind and good hearted neighbors.

I don't know about you all, but when we were going to buy a windmill, and they actually let us see the design studio to add everything up. The home we designed was under 7k square feet and the total was 300k (this includes technology/appliances/everything). We basically copied the options from the kalorama model. They do lowball the average, or probably give a genuine one because people are not spending so much at the design studio like at the start of the community.
If you want a more upgraded home, like the model in arden virginia, estimate 400k+

No, what I’m saying is that I don’t think they share the real amounts paid. If they told you 150k, how do you know they’re not lying to get you in the door? When I asked, I was given a generic “it depends on the client”. When I asked how much the model home upgrades would be I was told “I can’t disclose that”. It is not at all hard, we visited the design studio and everything came to 300k bare minimum for what we want. 100k flooring, 100k kitchens, 100k other stuff like baths/tech/speakers etc, 300 is about right for a pretty house. 400 if you pick on the high end of the range (wolf instead of jenn air, more upgraged counters and baths, larger house)
At least when the home is 7500-8500 sqft 300-400 is accurate trust me for anything like the models.
