School ratings only compare schools to others in the same state. A “good school” in Alabama just means the school is good compared to others in Alabama, not other states.

Maybe you should consider Indianapolis. I was there last week and I had never been. I was surprised by how nice it was and real estate there is very affordable.

Are new builds available as 3 br sfhs? Let alone on half an acre? None of that makes sense financially for a builder. A half acre lot in town of Vienna or Arlington can be divided into two lots with a 5 bed home on each

OP, you can get half an acre or you can get a new build, but you can't get both unless you go to the outer outer suburbs, buy land first, then build a new house on it.

In some ways, it doesn't even matter how much money you have, you are looking for a unicorn in this area. I know, I wanted a new one level house on half an acre; we were able to buy an old two story on half an acre near Glenmont metro.

I paid $690K for a third of an acre close in (already very unusual) 20 years ago but my house is 100 years old. If it was a new build and on half an acre it would have been way more if such a thing existed.


I think the half-acre requirement combined with the new build is the big problem. OP, why do you specifically need a half-acre, as opposed to a quarter acre or .33-acre? That is going to be hard to find bc no developer in this area is putting new builds on half-acre lots. It's bigger than 99% of people need so it's a waste of space for them.

That’s one thing I never understand about people who want a ton of land. They will hate maintaining it after the first year. You have to mow the grass weekly, keep up with all of the leaves, etc.

People who want big yards use them maybe 5 times a year unless you have smaller kids. The weather in this area doesn’t compute. It’s either way too hot or too cold. So be careful with this ask.


Both our current house and our previous house are on 5 acres. Granted, 4 of those 5 acres are wooded, but the trade-off of yard maintenance (outsourced) is absolutely worth it for the peace and quiet, and lack of neighbors. I am also an avid gardener, so more space = more better.
