Having a corner lot makes a row home really nice to live and much easier to sell. They would've had paid $million+ if they bought few months ago. Lucky buyer.

"An "End of the Row" home means this home is sun drenched by the 6 side windows in addition to the big front and rear windows of typical row homes."

I like this place! The rental makes it affordable and that location is pretty great. Plus, you get the best Nat as a neighbor.


that’s a beautiful, classic Hill home. At only 1.5 mil and literally next to the Capitol, it actually seems underpriced compared to other world capitols. No way you get that in London, Paris or NYC.

Not additional. The house is two 1-bedroom apartments, plus you have the basement and the detached garage. So either an investment property or an opportunity to turn it back into a single unit.

It's also 50% larger than the "detached" carriage house upthread (1500 versus 1000) and yes, has real outdoor space and parking. Also in a better part of the neighborhood, closer to eastern market. This is a much better buy at $1m than the other one is at $950k.

It's really cute but it's a 2 bedroom with no outdoor space listed for 950k. It's 1000 sq ft! It is not a "great deal".

Also, people buying in this neighborhood don't expect, and very rarely value, a home that is "fully detached." If that was a priority, you'd look at Brookland or upper NW or over in Hillcrest or one of the many neighborhoods in or near DC that have detached SFH homes. The deal with CH and the H street corridor is that it is almost entirely row houses. That's actually part of the charm and the neighborhood tends to attract people who don't mind sharing walls with neighbors. So I don't think that's the selling point you think it is.

But that kitchen is gorgeous and I love the skylight. I'd personally want some outdoor space -- a little patio or a deck at least. Also... no parking, and it's on an alley not the street so if you have a car you are parking it some distance away.

It's also east of Lincoln Park.

It's overpriced, sorry.
