There are a few Orchards being built and they might be quick delivery homes. check them out. talk to Sales. beautiful homes

Lot premium: 50k
Sliding door: 15k
Prep kitchen: 15k
Fireplace: 10k
Front porch stone: 10k
Outdoor living stone: 10k
Exterior: 30k
Outdoor living screened in: 15k
Base price: 1.8 mil
Basement: 12k wet bar, 40k lower level, 10k media room, 15k additional bedroom
Additional bathroom on upper floor: 10k

Plus 150k design upgrades, thats a 2.3 million dollar home.

I have done my research unlike most people and it costs 20-30% of the base price to upgrade a home with a builder. 2.3 is right in that range.

Are they planning to drop prices? or do anything? I feel like it has been a struggle for them to sell phase 2 stuff for the windmills. The hamlets are cheaper per square foot so those seem to be selling, especially since there are only few remaining...

those look like Windmills if you click into the description... though I have seen that they are currently building a few Orchards (e.g., corner of Kip Terrace and Potomac Hunt, and another on Potomac Hunt on the opposite side of the street) but was curious if those were selling yet!
