It's a cute place. Distracted by the framed artwork in photo 5--I wonder who's in the picture. Nicer, bigger backyard than I would've expected. Furniture looks like an older couple, so curious why they'd be moving such a short time later.

I live in SP, and I wouldn't be surprised. I think a few sellers/realtors got a little too giddy over the past year and priced their listings too high. I think a slight correction makes sense.
That and it is an entry level market, it has to be priced cheaper than it’s WOTP Wilson feeder comps or people will simply chose those 97/100.

7810 14th St was definitely overpriced. They originally listed for 899 I think, too high for a house that lacks curb appeal and was not well staged. 1424 Juniper had deeper problems. I went to an open house. It was raining that day and water was coming in from the roof and in the basement. Not a good look.

It looks like it's only fallen out of contract this once, unless the history is inaccurate.
But, you do sometimes put in an offer and get cold feet and pull the plug because you can. Probably that happens with fixer uppers that are too expensive for flippers more often than most houses, since the potential buyer may imagine themselves living there while doing the work.

My guess would be an appraisal or inspection contingency. Though frankly, to get a house in the neigborhood we had to waive all our contingencies to be competitive.
