It's in south Arlington, not Mars.
Schools are APS schools. It's less than a mile to the Pike (Giant, Drafthouse, Lost Dog, Bangkok 54) and ten minutes to the shopping centers at Bailey's in one direction and Pentagon City in the other--that's two major shopping areas, plus Shirlington is five minutes away. In terms of classes and activities, it's a mile to the Barcroft sports center, less than a mile to the Walter Reed community center, and a couple of blocks to the spray ground. Two libraries (Walter Reed and Shirlington) within a mile. Plus, you know, THE REST OF ARLINGTON. It's not like there's razor wire separating north and south.

but they're listing the Pike townhouses starting at $800. This is a SFH for $100k less, albeit in a lesser school district. I don't think the price is crazy. The only thing to get really worked up about is the schools, IMO, and how people feel about that is really going to vary.

Sure, I would consider it. Obviously I haven't seen more than the pictures, and a PP said no yard, which would be a big drawback. One of the less than ideal things about our current house is the small yard and small porch. The pics appeared to show a bigger yard and a wrap-around porch, which I love. PP is right, it's a trade-off for house size and yard size. Our house is big (5 beds) but small yard, and I would take a smaller house for a bigger yard. Our street is also a tad busy, and I might like a quieter one.
I think your bigger point is value and the neighborhood. I'm one of the PPs who posted about really enjoying living in Nauck. The kids takes classes at Barcroft and Walter Reed community center, which is walking distance. Barcroft would be from the listed house. We also walk up to the Pike for retail from where we are and can walk to Shirlington if we feel like taking the time. It'll be interesting to see what happens in S. Arl, but they're listing the Pike townhouses starting at $800. This is a SFH for $100k less, albeit in a lesser school district. I don't think the price is crazy. So everyone is clear, that picture is of 2 townhouses which were built by Classic Cottages. They have reduced pricing from $729K to $709K for a single townhouse. Go on their website for layouts, the master suite is decent size but the other upstairs bedrooms are meh.
