You really would at the current $709k price tag? What about schools or retail amenities? How about music or other classes for your kids nearby? What price did you get the new build (to see appreciation or not) per sq ft?


It's in south Arlington, not Mars.

Schools are APS schools. It's less than a mile to the Pike (Giant, Drafthouse, Lost Dog, Bangkok 54) and ten minutes to the shopping centers at Bailey's in one direction and Pentagon City in the other--that's two major shopping areas, plus Shirlington is five minutes away. In terms of classes and activities, it's a mile to the Barcroft sports center, less than a mile to the Walter Reed community center, and a couple of blocks to the spray ground. Two libraries (Walter Reed and Shirlington) within a mile. Plus, you know, THE REST OF ARLINGTON. It's not like there's razor wire separating north and south.


Yes, but give it time....it'll be like one of those sci fi movies with a walled city inhabited by lawyers and snowflakes.

That's true! They let us out sometimes so that we can visit our friends in North Arl and McLean. It's nice there.

To my Nauck neighbor, we may well have seen each other. We have enjoyed meeting people out and about at the playgrounds and community centers.

FWIW, three private music teachers my kids use/used live in S Arl. i think it has something to do with making a living as a musician and the affordability of S Arl? But my kids are not going to Juilliard so we may not be in the same 'market' for music classes.

This is not a SFH. It is a town home and is listed as such. It's two houses stuck together.

Sure, I would consider it. Obviously I haven't seen more than the pictures, and a PP said no yard, which would be a big drawback. One of the less than ideal things about our current house is the small yard and small porch. The pics appeared to show a bigger yard and a wrap-around porch, which I love. PP is right, it's a trade-off for house size and yard size. Our house is big (5 beds) but small yard, and I would take a smaller house for a bigger yard. Our street is also a tad busy, and I might like a quieter one.

The kids takes classes at Barcroft and Walter Reed community center, which is walking distance. Barcroft would be from the listed house. We also walk up to the Pike for retail from where we are and can walk to Shirlington if we feel like taking the time. It'll be interesting to see what happens in S. Arl, but they're listing the Pike townhouses starting at $800. This is a SFH for $100k less, albeit in a lesser school district. I don't think the price is crazy. Fellow Nauck resident. Those are THs not SFHs. Also, now I am wondering if we have every run into each other at the park or walking around.

I don't think the price is crazy. The other THs which are just up 22nd a bit, just sold for just under 700K and they are 3 bedroom (2600 sq feet). They also have no real back yard, but I think enough to grill. So I can see these ones going for around the same price (between 670-690K). Another newer build house (2012) on 22nd a few houses away from this one just sold for over 900K (65K more than it sold for in 2012). Granted it is bigger (5K square feet) and a SFH. A lot of smaller homes are being sold too. Another one 22nd is currently under contract and I assume will be torn down (900 square foot house, 7K lot size). It is amazing how many new builds are going in or will be going in. Hopefully that lot on Nelson (where the fire was) will turn into a new build too eventually.

So everyone is clear, that picture is of 2 townhouses which were built by Classic Cottages. They have reduced pricing from $729K to $709K for a single townhouse. Go on their website for layouts, the master suite is decent size but the other upstairs bedrooms are meh.



This is true. The other upstairs bedrooms are small (well about the same size as the ones in my house that was 300K less a few houses away). I actually don't think it is a true 4 bedroom either. Bottom basement bedroom doesn't have a closet ( I think, but I can't remember now). The kitchen and bathrooms are nice though!

The schools are same schools that are in north arlington. I imagine they play soccer in south Arlington as well. Oh gosh! Do you think they have people who can teach piano below 50? It can't be!
