I can't speak to amalyn specifically, but there has been a wave of buying in January. Some people think it was a slight dip in interest rates, or maybe it's just the normal "spring" activity, but it's been a crazy reversal from the slowness of late last year. Wouldn't surprise me if toll saw a wave of buyers and felt like there was room to increase prices. Who knows if this will last.

traffic noise is very bad. We live in the surrounding established neighborhoods but we like to walk to the new development and check out the construction. Shocking how noisy it is especially as Greyswood Road goes into the development. It seems like the condos/townhomes which are situated deeper in have less noise.

I am a real buyer. It’s so odd that if someone is excited about their new home, the immediate response is to say they are a fake. Lots of people are looking for communities like Amalyn because they want a place with families, kids running around, a community clubhouse, etc. Our family looked at a ton of houses for a year before we finally decided on Amalyn. We think it’s going to be great!


We just secured our lot at Amalyn... guess we'll be neighbors!

Can anyone confirm if there are actually a lot of young families buying at Amalyn?


I’d like to know this too. Are their families with very young toddlers and infants moving into this neighborhood or does it skew older? Also I have no intention of joining the email chain referenced above (no offense.) Although I think it’s a great idea, I just …well I’m skittish. It’s a nice little neighborhood and would be great if there are a lot of families with young kids, but not great for my particular family if thst is not the case. I’d love some feedback from people who have already purchased.


I'm the PP - same here re: the email! I'd have to create a fake email since I wouldn't want to use my actual email. I also have very young kids so a planned community with lots of kids sounds pretty cool. If not, then this isn't my thing.

The was donated for a future Elementary school. Who knows if MCPS will ever build one.

Lol I’m the person who revived it today. I’m house hunting at the moment. Trust me, this whole thread is so negative, I wouldn’t want to revive it if I were Toll Brothers.

Can the mods please check the source of these "new comments" and delete this thread if they come mostly from commenters who oddly enough don't comment on any other threads (except maybe the thread on Toll Bros' Mount Prospect)? Toll Brothers should have to identify -- and ideally pay for -- its advertising.
