Could also be the fact that it's an end unit. Extremely green! I like the built in in the living room and the back yard has a ton of potential (but also needs a lot of help IMO). I know nothing about schools in this part of Capital Hill/Hill East. $885k.

That one is a FIND!! All those windows! And fantastic location next to Safeway, Metro, the Roost, can walk to Eastern Market as well. Bikers paradise. Payne Elementary a solid choice ... roll up your sleeves and get involved in Eliot-Hine and send your kid there in 10 years (I know, I know). But seriously, somebody, go buy it ASAP.

Also I think, but am not 100% sure, that you could put up a 4ft tall fence in the front, and have a fenced-off little grass yard for toddlers.
Absolutely but i would have rather have nice porch furniture to chill/read and wave at passerby folks. Lots of planters and lights can make it a really inviting place.

$2.3 million seems high. Yes, it's brand new with fancy kitchen and baths, and it's on a corner, but it's still the standard 3 bedroom, 2 1/2 bath upstairs + basement with bedroom and bath.

I think its worth it and would sell between $2-2.4 million.
There’s no way. It’s nice, but that price is REALLY high for the neighborhood (I know; I live here). This house has no private outdoor space and no more square footage than the average mid-sized row house.
Agree. Another larger (though unrenovated) corner house two blocks away went for $1.5 m about 2 years ago. https://www.redfin.com/DC/Washington/400-F-St-NE-20002/home/9895285
