DC’s mayor didn’t include that land in their offer. Alexandria did.

Moreover, an acre in DC is not equivalent to an acre in Alexandria or Fairfax. DC has significant constraints on height — 130 feet. In Alexandria, Ted can build 300+ feet skyscrapers on the Potomac. He basically gets his own Navy Yard development, but with much taller and higher capacity buildings.

Ted's explanation yesterday is not convincing. First, when I head to a Caps/Wizards game, I am not looking for an entertainment district. I simply want to watch a game, have some food, and drink a few beers at the arena. Easy access in and out are critical. Latter is absolutely critical for season ticket holders. Second, his pitch includes the notion that a new arena will host concerts, etc. Ted already controls 2 arenas in DC that compete with multiple other facilities for concerts, etc. And I understand Reston and Fairfax are considering new facilities. There simply is not enough demand for concert facilities. As economists have pointed out, spending public money does not add much. It only redirects entertainment dollars from elsewhere. Third, he compares the acreage between Capital One Arena and Potomac Yards. That is misleading. Given the lack of demand for DC office space, Ted has a real and cost effective opportunity to take control of other buildings near Capital One, whether for office space, team facilities, etc.

There aren't many open markets left. San Diego is the largest market without NBA or NHL. Good luck with that

I wonder how many people in Del Ray would even go to the arena. Aren't they too busy tearing down gentrified bungalows and putting up those already dated modern farmhouses?

Ted is very much clueless here. His pitch here is simply BS. He even acknowledges that 60% of his fans live in DC and Maryland. DMV's basketball roots are in DC. DMV's hockey roots are stronger in Maryland. The fact is that Route 1 can't be fixed, despite what transportation "experts" hired by the team will present in the future. DMV has no history of solving traffic issues.

And that’s assuming a train comes. When the silver line started up, the wait at rush hour stretched to 10-12 minutes. And then metro gets backed up going under the river - only one track! He also probably doesn’t know the circuitous route the blue train takes.

Then there’s one escalator at Potomac Yard.
