I bet OP read the posts encouraging her to buy out MIL's share of the beach house to herself and thought, 'why waste money buying her out when we get it for free when she dies?'
OP, word of advice. If MIL is being weird about beach house use in her advanced age, there might be behind the scenes financial and mortgage moves being made. That's what happened with our family. Our grandpa was sort of broke the last few years of his life and the beach house ownership changed hands, unbeknownst to the family. You also might assume the beach house is paid off, but in the case of our grandfather, he had gotten numerous mortgages and spent the cash to maintain his lifestyle and upkeep and bills at the beach house.
Point being, don't assume that house is paid off, don't assume it's going to your husband when she dies. If you want that house, make a move for it now before nephew, brother in law, and/or MIL alters your inheritance prediction.
