Full disclosure - we went down the path of building our home on a "on your lot" program via one of the area builders. We eventually changed our minds and pulled out but expect at least 100k in additional costs over base. You certainly keep things simple and stick with base but that means your facade choice is bear bones. So, elevation and facade along can easily be $10-30k. Add onto that if you want to finish your basement, put in a fireplace, etc. It adds up quickly. Conservatively, I think if you're picking 100k over, that's a good ballpark for modest options. Now, if you want to go hardwood all over, an outdoor space, etc, you can get close to $200k.

Check out some of the plans online. It's supposed to be family friendly. There's going to be a dog park, lots of green space, ponds, playground, etc. Not sure about sidewalks - good question.

Do you guys know if there will be parking spots/small parking lots here and there? Also, will there be sidewalks. The development does not seem that Kid friendly; where a bunch of kids can play and bike around...

Agree. It has an odd layout inside and when I went by it, I couldn't figure out what was the front of the house! lol

As for the windmill one (the big one), that thing is like a Frankenstein house - enormous but I found myself asking "what the heck is this for"? a few times. I also saw 4 total AC compressors outside of that house since it's so wide.

The first house, I believe, is the Orchard model. And, as an aside, none of the models has a walk out basement - they're all walk ups. Will be interesting to see what kind of incentives they roll out with this fall.

It's all relative, right? Not sure what the Clarksburg development looks like - which one are you referring to?

IIRC, the Mt Prospect lots range from 0.33/0.5 to 1 acre. It's on the site plan online.

Drove by this weekend to sneak a peak. Walked around and peaked inside the 3 model homes. They are mostly done (even decorated) outside of putting the finishing touches in the outdoor living spaces and landscaping. They look to be about a month away from opening up.

Still no word which is odd. That development is gonna be interesting.

The development is set back quite a bit from the power lines. I'm one of those weirdos that bought an EMF readers to assess power lines. IME, these developments that are set back from the power lines on the road are a non-issue.


Nope, that is a dealbreaker. Among many with respect to this particular development.


My wife says the same thing...I don’t believe it’s a big deal, but she is worried because we have children. Will see I guess!

What’s the issue?
Travilah elem is closer than these homes. It’s not new so any issues should be apparent by now.
