The big cost is the land, Fairfax County or Arlington Country regulations for lot clearance, lot coverage, and storm water retention. A house can be built from $250 a square foot to $800 a square foot. Determine the amount of quality you will trade off and go from there.

As to trends, we are seeing smaller sizes in Arlington because the myth of the 6,000 sf house is limited to Country Club Hills and similar areas north of Lee Highway stuck in the 1980s lifestyle.

new trend is to build a big box, many builders can do very good quality and nice interior for much cheaper price if you are just building a big box

What style of house in your mind are not just big box? What elements can make the house not just a big box? hip roof?

McLean is just recently starting to get away from McCrapsman. The "L" shape is in (garage on one side, attached but perpendicular to the rest of the house). Might be how builders deal with small lots, and the appearance of "privacy".

How do we find which builders in the budget range you are looking for? Any suggestion is welcome!

What are you trying to build? If you are trying to build a fairly typical colonial or craftsman house, maybe with some minor to medium sized custom modifications I would look for builders who builds houses in the style that you like and approach them for a semi-custom build. You can base most of the house on their existing plans and make your own changes where needed.

For example if you want add a screened in porch, or to re-layout the kitchen or master bathroom, those will be much easier to do working from existing proven plans than starting from scratch entirely.

Going this route will save a ton of headaches and money, since you are mostly working from a proven design that the company has built before.

Agree with the PP, building your own home is an enjoyable process if you are doing it to get specific layout/features. It wouldn't be a worthwhile investment. If I was building a home to sell, for example, there are many things I would have done differently for the home.

Semi-custom is a great idea due to the lower cost and lower risk of construction issues. We were looking for a very traditional layout for our home, so this worked out really well for us.
