Looks like TB lowered the pricing on some of the smaller hamlet designs. Starts at 1,199,999 now

We moved in this summer and couldn’t be happier. Toll built us a beautiful home. Was everything perfect, no, but this is the third home we’ve built and it was the best experience of the three. The quality of the work is excellent. When something isn’t quite right, they fix it. The building process and the final product exceeded our expectations.

As far as the development as a whole, we love our neighbors. Overall, it’s pretty quiet, but everyone is friendly and there is a growing sense of community. We have a WhatsApp group and that’s really connected us - party invites, kids gathering at the playground, community announcements, recommendations about service providers, etc. There are a lot of families, but also newlyweds and empty nesters.

The location is beautiful. Because it’s located on a hill, the views and sunsets are spectacular. Kentlands, Crown, Washingtonian Center are all nearby.

We have absolutely no regrets about buying here. For us, it’s perfect.

Can people who moved in reply if they are ultimately happy? Looking to buy and want to know how things are for people that bought already?

Hard to say. The kids will definitely be diverse since it would include a good mix of surrounding schools.

With the latest rate increase, wouldn't be surprised to see more incentives offered.

Over a million bucks for a teeny tiny lot. One of the nicest things about out here is large lots and space. The houses that large look silly on those lots. Like a person who has a head too big for their body.

Modern concept is good. However, no sitting room in the Orchards at least miss that.

Looks like whoever reserved one of the new Hamlet lots backed out as it is still available.

Personally, I think one of the biggest draws is the modern (open concept) floorplans.

For a similar result in this area requires a teardown or ground-up custom construction which is ending up being around 2M, albeit with a much larger lot.
