I think PP was talking specifically about how hard it can be to park near Eastern Market on the weekends, and that is 100% true. If you drive a lot and want to be able to park on your block on a Saturday, that will be hard to do on 7th street. The South Carolina Ave house would be easier.
Eastern Market does not have major noise issues because even the bars and restaurants tend to attract and older, sleepier crowd. You do get complaints about noise and rowdy behavior from people who live right off of Barracks Row though. But for some reason this rarely seems to migrate north across Mass Ave.

Lincoln Park is in Capitol Hill and serves as an unofficial boundary between Capitol Hill and Hill East (my opinion, but one shared by most of my neighbors as well). I generally think of things east of Lincoln Park as "Hill East" and things west of it as "Capitol Hill."
I'd consider 11th and D NE to be Capitol Hill for sure, and is close enough to the park to be Lincoln Park. I have also heard people in this area say they live "near H Street" though since it's south of Maryland I think that's a stretch.
11th and D SE would be described by most as Eastern Market, but I'd also consider it Capitol Hill (Eastern Market is contained by Capitol Hill) and you could describe it as in the Lincoln Park neighborhood as well.

I dunno, this seems like it's a bit high for only two bedrooms and the aforementioned quibbles. Been on the market for 8 days now.
This got a price cut before it was taken off the market.
Seems like the houses with issues are sitting longer these days, which isn't super surprising.
