It’s MUCH better than that. Kentlands is terrible. At least everyone has a driveway and the roads have parking spaces spread amongst them. Per sales agent, folks that spend 1+M on homes don’t want cars parked in front of their homes…personally, I agree!

From what I recall in touring them when they first opened the model home, there’s a shared wall with next door and the yards are minimal.


The shared wall is only the wall of the garage so it's not that bad, but the yards are definitely smaller. You'd have to be okay with that. Try to get one that's on the end for more outdoor potential/privacy. There's a bunch in phase 1 that have put up patios, landscaping, and fences which helps maximize the space and makes it feel cozy even. I like the less traditional layout of the Hamlets and having the garage in the back - it works for our family!

From what I recall in touring them when they first opened the model home, there’s a shared wall with next door and the yards are minimal.

I found the hamlets and the windmills to be very well designed (and I am not a TB promoter). This is my first time posting here having just visited the Hamlet model and the Willowcreek neighborhood. All the layouts have good closet space even if bedrooms sizes are not that big. Rooms are all good enough for children and the masters are all very large in my opinion. I found the hamlets to be surprisingly spacious. Although they have a townhome look on the outside they don't feel like that on the inside. For me, the issue is less about the homes and floorplans in the Mt. Prospect neighborhood and more about the smaller lots that will be opened for the windmills. The homes already built have mostly great lots but the remaining seem to be getting smaller and smaller. It is nice that with the hamlets the lots are all uniform.

I agree that the remaining lots are smaller than when Mt Prospect first opened. But most folks who buy here aren’t buying for the land space. Personally, I’d rather have a perfect home on a smaller lot (less maintenance given we’re not outdoor folks), but I understand how some may feel it’s better to build custom on a large lot. Personally, I rather be in a HOA community where neighbors are plentiful than isolated…this may not be the community for everyone though.

Still pinching myself over not getting on the initial VIP list for the Orchard. At that time, the Orchard was going for 1m, IIRC, and within 6 months, they raised the price to 1.4m approximately. Hamlet is not worth it, imo, but the Ochard was at that price.

There's demand for lots of homes right now at very high prices. That doesn't mean that buyers are making smart decisions. When some folks need to re-sell, as they invariably will (because life happens), we'll see how they fare.
