Now we have an agreement which doesn't mention a quit claim? I guess that is how we will do it but never mentioned in our signed agreement? I am not sure about order of operations but I worry that the House Siblings spouse (Big Law) is not party to our agreement but IS party to the quit claim since he is 1/3 owner of house. Is there room in there for us to sign the quit claim, file the new deed, then Big Law screws up the financial agreement which he isn't part of? He is so vindictive I just want to make sure we are watching our backs.
Or maybe we sign it, house is gone and then checks come? There is just so much distrust now. Thoughts?
No, it’s not normal. Your attorney should update you about what is going on in plain English. Why aren’t they?

What? No. It sounds like once OP's side forced the issue with a partition, House Sibling finally acknowledged the estate's position was the correct one legally and that they've been unreasonable all along. Had they had a strong case, House Sibling would not have settled quickly.
