We live in Pimmit and really like it. The location is the biggest pro about the neighborhood. We like having quick access to all the major highways, and don't hear any road noise. We love all the parks and the library. There used to be a bunch of neighborhood events like Boo at the Barn and movies at the barn, but that hasn't restarted since the pandemic. They do bring in food trucks once or twice a month, which is a great way to meet the neighbors. We've had some incredible neighbors, and some... interesting neighbors. Most of the people we know are either in tech or finance. Overall we've been very happy.

So… we bought in pimmit hills last fall. We had disregarded it for years mostly because of the rhetoric on here. The pros are location, lovely neighbors, and schools. (Seriously, the schools are fine.). The cons, yes nearish to highway (which you cannot hear), train (which you sometimes can hear, but does not bother me at all), and possibly having to live through some tear downs on adjacent property. It has a neighborhoody feel and, while there are blue collar workers (who are very nice), those moving into new builds are highly educated. There are a lot of well educated immigrants and people of color, which may be why there is such veiled and explicit criticism. We are overall thrilled with our move.

DP but I might prefer that to some of the snotty people in McLean or North Arlington (and I currently live in McLean).

Our real estate agent pool-pooh'ed it 16 years ago. It's really hit a period of transformation since then. But, do check it out. It's still transforming. I've lots of lovely people there.

Pimmit Hills. For people looking to get more out of their 1.7M and live near highways so they can quickly get to the shopping mall.

What’s all the negative talk about the schools? Marshall High School is more highly ranked on US News and Great Schools than Madison and one point below McLean.

Not necessarily. Vienna is huge. Parts near Gallows and Route 7 are a spits throw from Pimmit. But might be zoned for same middle and high school, in which case it's almost a wash. Could tear down either location and build dream home for $1.7m.

Lived there. Amazing location with fast access to McLean and Tysons. Was like anything I needed was 5 minutes away.

Schools not best.

I would avoid buying on the main artery roads in the neighborhood.

As for Gilson, I think that is the far far end of neighborhood close to a highway and subway train, but I'd have to check a map.
