Agree. There’s nothing in SoCal within that budget, especially if you need public school.

You're responding to a dead thread PP. She wrote in March 2021 which is over 18 months ago.

If you are talking about 3 hours, I think San Diego is do-able but i don't know the area re prices

Ditto Oxnard, might also have options in Camarillo. Personally, I'd stay more toward the coast, I hate the dry heat when you head inland to places like Bakersfield.

I'd look south... Carlsbad, Poway and surrounding communities, etc.

Temecula's an option but hotter/drier than the areas a bit south.

Also depends what you mean by "nice home"... most places in that low of a price range will be small (or open up search to condos, etc.)

In what decade? There are some underrated gems, but they’re all above $500K in Orange County.

$500K? Nope. Pasadena/Altadena’s school district is also collapsing from declining enrollment. Even if you don’t send your kids or don’t have kids, guess who’s on the hook?

Does not exist. Definitely not at $500K. Not at $800K either. Schools and/or 100F automatically eliminate everything below that. At that point you might as well be anywhere else.
