What is people’s obsession with Olney? The schools there are not higher rated than most of the schools in the parts of Anne Arundel County that are closer to DC, the shopping in Crofton/Gambrills is better than anything in Olney, and you’re also closer to the water if you’re in Anne Arundel. Living in Olney seems as boring and bland as living in Carroll County. People shouldn’t be that desperate for a MoCo address.

That may be true if you work in DC but not if you work in Rockville.

Not sure where in Rockville you are working but look for places that are easily accessible from the ICC. Olney, Columbia, Fulton, Burtonsville, Gaithersburg should all have options in your budget. 20853 also has options and there are some great neighborhoods in that zip code (I live there and I love it). Maybe the Fort Meade area or Bowie if you want to be closer to AA County could be ok but all the way over to Severna Park is really far.

Agree with everything everyone said - even if you're priced out of rockville, why go to an extreme distance? Ellicot City, Columbia if you're after school districts. Even carrol County which has great schools and is further is still a straight shot and would be a better commute.

I just want to chime in to say that I agree with everyone here. The commute is unworkable and you are not priced out of Rockville or even any nearby areas. If you absolutely don't want to live in Montgomery County, you would be better off looking to commute from Fulton instead.

Not arguing- sounds like a miserable commute but 200 is more predictable.

This, I live in Annapolis and Take 97 to 32 to 95 to 200 when I need to go meetings in Rockville.

Oh gosh, look at areas like Olney and Columbia before Severna Park. You can get into good school districts in both of those.

I actually really like Severna Park, but that commute would be awful and I’m someone who has a high tolerance for commutes. You won’t have any good public transit/MARC options from Annapolis to Rockville, which is the real kicker.

You are not priced out of Rockville. You might be price out of the side of Rockville that borders Potomac, but you are not price on the side of Rockville that borders Aspen Hill.

You're not priced out of Rockville (as others have said). 700k is plenty. There just aren't a ton of houses on the market right now. The whole nation is at an all time low inventory.
