When I totally repainted by beach house this summer I used semi gloss trim and eggshell walls (I think flat walls are having a moment, but it’s not for me) and then just generic ceiling paint.

DP, but you need to understand undertones. Some undertones will make a room look darker, more casual, friendlier.

If you want to do it all one color, I would do BM Simply White, flat on the walls and semigloss on the trim. I've done that and it's lovely.

For a rental, I’d use eggshell finish on walls throughout.

I love BM Simply White. SW will mix it for you also.

White Dove has dirty undertones IMO. My previous house used to have that as trim and it never looked clean to me.

I use flat on ceilings and walls, semi-gloss on trim. I only use eggshell in bathrooms and kitchens.

I also use BM Ceiling White for the ceiling rather than the wall color, even when wall color is a white. I want even that slight variation to delineate between the ceiling/trim/walls.

I'm this PP. I just noticed that you said dark hardwood floors. I did the above with floors stained in a mix of dark walnut with a touch of espresso and a touch of mahogany. (I wanted more dimension to the dark walnut.) Up against the cool bright walls with 10' ceilings, it looked amazing in bright rooms and even darker rooms.

It depends if you want cooler whites or warmer whites. I use BM Wedding Veil (blue base vs yellow base) flat on the walls, with Chantilly Lace semi-gloss for the baseboards and crown. I try to like a satin finish on baseboards and crown (a more modern finish) but I never like it.
