Gorgeous house, but did you rent this PP? Was it perfect? Because it is very pricey. I think OP needs to provide a budget, group size to get a specific rental. This one sleeps about 14 -18 people. Plus OP asked for Corolla or Duck and this rental is far from there.

I agree you can find decent houses at a reasonable price in OBX and high end houses at high prices. We can't afford high end. "Decent" means something is bound to not be working properly; or one of the mattresses is hard; or a screen is broken. I'm the pickiest one in our family, and we always enjoy these houses. Sometimes the view makes up for a small inconvenience here or there. I'm sure a lot of these issues happen because renters are rough on a home. Especially if you rent at the end of the season, lots of people have been in and out and had plenty of time to damage things.

Why don't you just type in "beach houses in Corolla", enter your dates/bedrooms, and use Google Maps to see where you are in proximity to the beach (access point) when X houses turn up on your search.

I am the complete opposite. I live in a nicely decorated house, and I want that or nicer on my vacation. I would never stay in a ratty, run down motel. I Burmese this as the same thing. I don’t want to spend a lot of money for a house and then get grossed out every time I want to sit down. I have th Rama problem in rehoboth. No one updates. The nice places are $15k a week, but they are almost impossible to get.

You can get that if you pay for it.

I have a owned a beach rental before, one that rented for 15-20k/week. We had people destroy nice deck furniture and use it for fire wood. TVs taken off wall, without tools and moved all over the place. Food left in hot tub, burning out motors. Bottom of pool covered in sea shells. Kayak used as a back stop for archery practice. Furniture taken off deck, down to beach and left there. Indoor furniture pulled out onto deck and left there in storms and not moved back inside after departure. I could probably list 20 other things.

Although I have no idea how you Burmese anything I'm 100% the same as PP. Haaaate renting houses. They always gross me out. Much prefer a swanky hotel, although it's not realistic at the moment.
