There is no chance I would move. It sounds luke you are frustrated with the toy clutter. Invest in some good organization systems to deal with that now. And here's the really good news: the toy stage will pass before you know it. Then there will just be books and clothes and shoes amd sports stuff everywhere! No way would I give up what you have in NYC for the suburbs.

So you want to move so you can occasionally invite people over and occasionally have people stay in a guest room. But will have to deal with a daily commute (after Covid)? Doesn’t seem like a good move.
