OP here. We bought about eight years ago, so prices were not quite as insane as they are now. We are very good savers, so we were able to put down more than 20% (no help from family, who have less money than we do) and get good terms. I think we actually assumed that by now we would have sold our place and moved outside the city, but then we decided to stop at one kid and when we looked at houses in the suburbs, we just couldn't stop thinking about all the stuff we'd give up, like access to free museums, being able to walk or bike most places, socializing with our friends, and living in a more diverse community. We also just didn't find a town in the suburbs that called to us. Many are as expensive as the city (bigger homes, yes, but we don't really need a five bedroom house anyway) and those that aren't just feel kind of sleepy compared to what we're used to.

I am grateful we bought when we did. I think if we were still renting, we'd have had no choice but to move (or leave our jobs for the private sector so we could earn more). The amount rents in the city have gone up since we last rented is jaw dropping.


Sounds like you are good savers! You say you sometimes feel broke. Do you want to make more? I wouldn't advise taking on a "trying to keep up with the jones's" mindset, because you will always lose, but there's nothing inherently wrong with trying to make more money for yourself and your family.

We're in our 40s. Not all government jobs are federal, and state and local governments pay less than the feds. Our income was a smidge higher before we had kids but I took a hit in my salary when I switched from a staff position at a non-profit to become a self-employed consultant at the same place (in order to create more flexibility for ourselves around childcare).

We do sometimes envy the federal salary scale, but my husband's job offers benefits we know he wouldn't get as a fed, like generous family leave policies and a pension.

And we are grateful for our salaries. I remember when our combined salaries went over 100k and thinking "wow I never thought I'd make this much." We both grew up working class in places where the only people who had a lot of money were doctors and judges, and even they would be considered middle class compared to the money people make in DC. I don't feel deprived at all, but my eyes definitely get big at times when I talk to people who seem to have a very different perspective on money (of which there are many in this area).

I also believe most of the DCUM high income posters. We are around $400k HHI and we know what kind of housing and lifestyle we can conservatively afford in this area. I am shocked at the housing prices and can imagine people buying those houses must be making a lot more. Of course many have family help and some are overextended, but still, they are making bank.

HHI in the 140s, dual PhDs from an Ivy League. "Passion" jobs don't pay a lot, we'd probably make more if we'd stopped with MAs and started salaried jobs earlier. I'm a government employee in an agency that starts PhDs at GS-11 (seriously) and my spouse is a postdoctoral researcher.

We feel comfortable enpugh but we recognize we're not as comfortable as our friends who moved to DC at a younger age and bought property, or my high school classmates where big houses are $150k. Two kids, widely spaced due to day care costs; an old car and a delightful bike commute; hopefully moving from close in apartment to our own place beyond the beltway this fall.

HHI about $150K. We feel poorer than most of our friends. Being on DCUM doesn't help either.

You are not alone. I ALWAYS feel poor after reading threads on here about vacations, retirement, real estate, etc. and wonder how all these people have so much money.

We do, OP. Around 130k. Both working parents, one kid in school, own our house. We live in DC. No financial help from parents.

Almost all money discussions end up in one of three places - housing, housing and housing. Buying into the local housing market in 2020 with a $120k HHI is going to be tough. Private school is out the window at that income level, so you'll want good public schools. Triangulate that with your commutes and hope your jobs don't get moved for a while.

Yes, some of your peers will see their income gallop up to the hundreds of thousands (solving so so many problems) but it is less common than you'd hope. Get into whatever you can achieve on your current income.
