Seriously, could you even imagine, like, needing money? I mean, not like you need to move from your brokerage or trust account, but like you have to get it from other people. Next, OP will be telling us that a worldwide pandemic and nationwide spike in unemployment caused by the most extreme public health measures in this country in a century had some to with this, but really we know the truth, she's poor. OMG, what if OP works a job for like money and not because it is a true passion. Ugh, I need to book a spa cleanse just thinking about this.

OP, 75% of the cost of a suitable, non-shared Airbnb. If it's just a single person, they don't care that your place has two bedrooms or is an efficiency. The cleaning costs are probably going to eat into your profit margin and invite/expose another party, so consider whether you could accomplish that on your own.

I’d charge $1000

Does your condo allow short term rentals? Mine does not. The fine is $500/day.

If you charge AirBnB prices, then she’ll likely just search AirBnB and go with the best location, price, amenities...and that won’t likely be you.

If my goal is to maximize profit, I’d do this:

-Tell them you’ll have the place cleaned/disinfected before and after...but I’d actually clean it myself. For a condo, I’d assume $100 per cleaning.

-Tell then you’ll provide clean towels, sheets, etc.

-If you’re in DC or another real city (not a suburb), I would compare AirBnB costs to confirm what’s reasonable...then I would give a discount. You need to realize you aren’t taking an AirBnB risk; this opportunity fell into your lap, so be generous to seal the deal.

-I doubt anyone wants to pay upwards of $2k for your condo unless you are in a highly desirable, walkable neighborhood with nice furnishings and amenities.

-I’d offer the place for $1,500 plus $200 for cleaning. $1,700 cash is easy money.

This.

This seems quite reasonable.

Wow.

Glad I don't know you. I hope this comes back to bite you in the ass so you learn a valuable lesson.

It says friends of a friend. You need a valuable lesson in reading comprehension.

+1. Also, talk about privilege. PP has apparently never been short on $$. OP says they need the money. Maybe OP has been unemployed during the shut down and can't pay their mortgage?

AirBnb rare but deduct any fee costs you would have paid

Look at going rate for airbnb and charge 10-25% less. Also add cleaning fee that is typical for airbnb.

Cleaning charges and minimal day rate. I used to rent a colleague house. He asked me to cover cleaning cost. That's what I did, and add about $50/day. Still cheaper than Airbnb or hotel. I did bring my own beddings.

My friend's neighbor in her apt building travels a lot and sublets it for $100/night to friends of friends. Cheaper than a hotel. this is in NYC so maybe $75/night in DC? Something like that ,that's a good deal but $ for you.
