Bluemont in Arlington is VERY walkable. I have 3 trails within 3 minutes of my house - Bluemont Junction, 4 m ile run trail and the Custis Trail. Also, one mile from Ballston.

I love Westover too, and it has a real hardware store which is nice. Oh I guess Cherrydale hardware isn’t far either.

Lee Heights is an option. Walkable you Lee Heights shopping center and if you are hardy Safeway and CVS in Cherrydale and on Glebe.

Lee Heights has Lebanese grocery, Starbucks, you store, Arrowine and such.

Walk to Cherrydale Library, Taylor Elem, and DH Middle, and zoned Yorktown.

1.4 should get you nicely updated older home easily.

Awesome, how are the schools in these areas? Any ones to look out for?

Plenty of walkable communities very close to VHC--the neighborhoods bordering Ballston (parts of Waverly Hills, Cherrydale, Tara, Westover, etc).

Me again: Easter Seals was a wonderful day care for us in FCC. People also really love Columbia Baptist. We used Dixie Rapuano: https://www.remax.com/real-estate-agents/dixie-rapuano-falls-church-va/100033186. We had a smaller budget than you with similar requirements a few years ago. She was super patient and helpful.

There are good suggestions here. I just wanted to say that FCC fits your commenting bill perfectly, the schools are good and there are houses in your price range that are walkable to the center of town. They won’t be new builds, but good houses in that range come up. Unfortunately, I do t think that there’s much right now but I think it’s worth waiting for. We are quite happy here.

What do you mean by walkable neighborhood? Most SFHs in Arlington and Falls Church aren't that walkable in the sense of going to restaurants, stores, etc. Many are walkable in the sense of quiet streets. The Washington and Lee pyramids are good. Not sure why the scores are that low but its probably the new diversity rating that artificially lowers all the scores that have diversity.

Really? I know a couple of people who live there and they seem fine. Why do you most people there are “awful human beings”? That’s pretty harsh to say that about a whole neighborhood. Do you actually know anyone there?

Tara neighborhood near Westover Village has older Renovated houses in your price range. You can walk to VHC. With 6:39-6:30 hours, a nanny might be best
