We moved in on the day of closing. That night the water heater failed. We woke to 2-3 inches of continually running water on the first floor of our new townhouse. Fortunately my husband had paid attention during the home inspection and was able to turn off the water to the house. Also, VERY fortunately, the sump pump in the basement worked and was pumping out the water that was cascading down from the 1st floor. Unfortunately it was the day of New Year's Eve so it was the dickens getting someone to come out and replace the dang thing. It was not an auspicious beginning for our new house and new year.

Oh well, that's life!
