OP, we sold in the spring and got multiple offers. But even still, our house sold for nearly 40k less than another house right down the street with the same floor plan as ours. Their house had a screened in porch, better lot, and some nice closet systems.

Luckily our realtor had warned us to price our house based on the overall comps and not just one pin our price on that one sale in our neighborhood.

You never know if your neighbor’s house had an “it factor@ that yours doesn’t or if there just happened to be a couple desperate buyers at that exact time that caused their house to sell for 75k more than yours.

Stop focusing on your neighbor’s house and look at how your house is priced for the overall market. Your realtor may have oversold you trying to ride the coattails of your neighbor’s house.

Just think how long it will take you to earn another tax free $75k.

I think your agent is not working in your best interest. You bought paid cared for etc etc etc and your agent just wants a quick sale. Raise the price whenever you want to. Bonus screened porch is not worth $40k.

Yes a very similar house same layout a few doors down sold for 75k over our list price last month. That one has a bonus screened in porch so we mentally discounted 25k from what we would expect

So based on this comp, your house is worth at most $50k over list? And they listed in June?

Yes, they listed at 100k above us and sold at 75k over our list

A screened porch costs $40k bare bones.

It’s a very small one so we thought 25k was reasonable
