OP, how long are you going to live in your house? If you're buying a single family home and going to live in it for 7+ years. I wouldn't worry about this. If you're going to be there less time it is a roll of the dice financially regardless of what is going on with school boundaries.

FWIW, I also expect that the part of NBMS area that is inside the beltway is least likely to be reassigned. Also, any housing that is walkable to Grosvenor Metro derives most of its value from the location, and can most likely weather a change in the school district with the leasr change ij price; several affordable options there.

If you can afford to buy housing matching either description, that is likely your best investment.

Dear OP - this is why we did not buy in WJ. However, we do not commute to DC. If you do and look to stay in WJ, my analysis is def avoid WJ assigned part of Kensington - there is at least 50/50 they will get reassigned, and there is a $150k-$200k differential for WJ in every single one of those homes. That is what every single family stands to lose, more so with recent buyers.

Try to buy in North Bethesda MS. I also think that, as long as you are in the lower market segment, your housing value will more or less maintain itself.

There’s a 50 page thread on this in Real Estate

It's not a boundary study, meaning redistricting. It's a boundary assessment study. Someone coming in with fresh eyes, and no predetermined outcomes they will look at that and see if they see an obvious change that will help with overcrowding and diversity. Chances are few changes around the edges, nothing substantive.

There are children already in WF and Pike and Rose, and soon to be Twinbrook - thank you Rockville City Council - that with current boundaries already go to Farmland Elementary in the WJ Cluster, which is currently overcrowded and getting more portables next year.

1. That depends on the boundary study.
2. Only the high school students.
3. Multi-family high-rise units in the area currently generate 0.031 high school students per unit, or 31 students per 1,000 units.

Other solutions to help solve for all the overcrowding in the DCC: additions to Northwood and Kennedy, plus Woodward.

Down county is the last to get money.

Kennedy and Northwood have planned expansions to address their overcrowding. Some of the new capacity at Northwood will help with some of the overcrowding at Blair which shares an adjacent boundary. The excess capacity at Woodward would go to adjacent schools and their boundaries will likely be adjusted to help with schools adjacent to them...

Not really that was a rumor but it does equally help with the nearby and comparable overcrowding at Einstein.

What was a rumor?

Right, for example, when was Wheaton HS last rebuilt?

Oh, wait, that was 2016.

The primary purpose is additional capacity at Walter Johnson and the DCC.

Woodward High School
Capital Project: To address the urgent space needs at Walter
Johnson High School and the Downcounty Consortium high
schools, an FY 2019 appropriation was approved for planning
funds to reopen Woodward High School. With respect to Northwood High School, an internal analysis has been completed
that evaluated a) the possibility of doing a phased construction
of Northwood High School, with students on site and b) an
approach where a newly constructed and reopened Woodward
High School be used as a holding school, starting in September
2023, for Northwood High School for two years. The evaluation
compared the costs for each option, impact to students, impact
on the building design, and the timeline of the project. This
evaluation will be presented to the Board of Education during
the CIP process in November 2018, for consideration and action
on the approach for Northwood High School.
