Fair. This is considering a budget in the 500-600k range. You can get a house in both places in that budget, albeit the brookland house would be older and/or need work. In Hyattsville you can build a house and have cash to spare.

What are the walkable areas in Hyattsville and Mt Rainier?

PG Plaza area and the area around Rhode Island/Eastern Ave. area?

We’ve made friends with a lot of neighbors so a lot of our social life is walkable. And love that ivy city and other parts of DC are 10-15 min away and an easy uber if needed. Really depends on the commute though.

If you commute on the green line then Riverdale Park/Hyattsville, if you need the red line Brookland. FYI-Parking at College Park Metro is pretty easy right not but they are removing the surface lot in the next 5 years which may make it more crowded.

I would say Hyattsville.
In addition to getting more house for your money, you have better public works than in DC. Trash pick up, leaf removal, local police force, community events, road repairs. It is a much smaller bureaucracy and things get addressed faster.

What are the major differences between the two places?

My grandmother lives in Hyattsville and she always complain about the taxes. We like the area and her neighborhood, but we ended up purchasing in Brightwood.

Hyattsville would be my choice, but schools maybe an issue but are improving overall in that part of PG. You get more bang for your buck and DC is very close and the area is well connected to the city via Metro, buses, trails, etc. Taxes are higher in MD but not too bad IMO.

If you choose Hyattsville be prepared to pay for private school. Not that DCPS is better than PGCPS but most people with money in PGC send their kids to private unless they are way up county.

Hyattsville

We had this choice in 2006. Our DC house held its value much better in the recession.

We ended up buying near Fort Totten.

Things we like better about DC than Hyattsville:
Great, free pre-school.
Wonderful charter school. It took a while but we got into our first choice.
Walkable to red, yellow and green lines.
Walkable period. We can walk to a library, several grocery stores, many playgrounds, the metro.

We love to shop in Hyattsville.
Eat in Hyattsville. Everything!

But our commute is shorter in DC and we're closer to a lot more.

We might have bought in Hyattsville if we could have learned more about the schools via the internet.

Don't forget Maryland taxes. We found out we could buy almost 100,000 more house in DC for the same PITI as Maryland

At your price point Hyattsville because it will be easier for you to find something you can afford near all the amenities
