Great, but that is not normal - you lucked out. If you are expecting that kind of return in Columbia you are completely insane. It sounds like it’s a good fit for your family but it’s not a get rich quick scheme.

Plus a lot of immigrants have moved into Columbia in recent years. Not trying to throw shade but a lot of them don't seem to have a high standard for their homes. Or don't have the means to make updates. My parents still live there and they complain about sellers lowballing on prices because their houses are dilapidated and they just want to offload them.
