We went last year in August and AC was a must for us but in the end we didn't use it much. It is a real crapshoot whether not having it will be irrelevant or be a real problem but it is one way of cutting down the number of apts to review.

Keep in mind that many of the units with AC don't have central AC -- they have those little portable units that vent out a window-- although if you ask or read carefully you can usually find out which if you want.

I got a ground floor apartment and it was so damp and moldy smelling. And all the online reviews were positive! I did it through VRBO. I know other people have had much better experiences, so I don't want to turn you off - only that you're smart for investigating thoroughly.

Paris is not normally a very warm place, but because of global warming they have been having more common heat waves, but they are very unpredictable. Had a friend go in August last year and the high each day was 75. But the heat waves can definitely push into the 90s.

Because of the scarcity of A/C you will pay a pretty penny for it. Personally I'd book a place that was on a lower level and look for reviews that specifically discuss heat and time of year. also message the owner and see about fans and such. And never book a place with less than 10 reviews.

We stayed in the Haute Marais (3rd) and had lots of great playgrounds near us and saw many many families with young kids everywhere. Nothing felt too crowded or overwhelming with kids in that neighborhood and we had lots of fun going to the tiny Marche des Enfants Rouges for takeaway meals, Place de Vosges playground, and the Centre Pompidou for a (mediocre) meal on the roof for the views and the excellent Kids Activity (rotating) in the main area near ticketing. So much more within walking distance of the area too.

2nd st Germaine des pres area. Close to everything. Walking distance all shops restaurants museums and gardens. 3 is not a lot of time. You could do Le Lourve. That's a great 1 day excursion easily accessible by train. Have fun!
