We live in Lyon Park and can walk to daycare, restaurants, parks, and the market, all within a few blocks of home. More amenities in Clarendon and Courthouse.

We lived in Waverly Hills (rent) and moved to Dominion Hills when we bought. DH is nice because while lots of houses have additions, there are very few total new builds and the neighborhood has a nice look of modest homes. The shopping center in Wilson is going downhill but hopefully they’ll replace the convenience store soon. It’s walkable to Westover. We have a great neighborhood association with neighborhood activities for kids. We have sidewalks and not all neighborhoods do.

Sidewalks, lots of families with young kids like ours and knowing my house wouldn’t slowly become the oldest/smallest one on the block is what sold me. Also great proximity to running/biking trails, Rt 50 and Rt 66.

There are a few really great, family-friendly neighborhoods between Cherrydale and Westover (some mentioned earlier) -- Waycroft-Woodlawn, Waverly Hills, and Tara-Leeway Heights are all awesome. Tons of kids and good communities. Look for basketball hoops out on the streets and you'll know there are kids around.

Yes, the schools are overcrowded. Yes, the schools have trailers. But the education my child is getting is still great. Will she get into an Ivy? Honestly, I don't know and I don't really care!

Anyway, wait for the spring market -- there should be a lot more inventory. But I imagine the market will be strong and you'll need to be ready to go if there's a house you like.

+1. But if you move to Arlington now, please do not ever complain about the schools being overcrowded. They are overcrowded, they will continue to be overcrowded, accept this reality or look elsewhere.

If you like Westover, I would check out Bluemont.

Dominion Hills, Waverly Hills, or Lyon Park.

There will be lots of houses come spring if you are ready to make a move. Reed will be a neighborhood school and so you will be walkable to elem and middle which is really nice.

Bus to metro is fine. I have a five minute walk to Westover Village where I catch the bus to east falls Church. Buses come every ten minutes or so during rush hour. Also, as part of the 66 widening, Arlington got money to increase bus frequency on Wash Blvd through Westover.

Parts of Cherrydale & Westover are walkable to metro, but a good portion of those neighborhoods are not. They'd require a bus. The farther away from metro you go in those hoods, the more likely you'll find a house in your budget.

If you don't mind taking a bus, I'd look for something walkable to the Lee Heights shops. You could also look for something on the SW side of EFC that is walkable to the Falls Church main drag. Occasionally something in you budget pops up there, and that'd be walkable to the EFC metro.
