Maybe a few years ago, but I think OP would have a hard time finding a non-dumpy rowhouse at that price point in NOMA. I suggested Brookland, but both of those areas are getting really expensive. I think a 3 bedroom rowhouse is closer to $4k.

I'll def look into the neighborhoods
Within DC borders you'll have pre-K at age 3 available for your son, on the MD side, you'll continue in daycare. Best strategy will be to identify the neighborhood you're moving into and then get on local list servs for area-specific childcare recommendations.
