We lost out on a house in the Palisades just yesterday.

This thread has taught me:
-no one here reads: airplane noise was something OP specifically did not want discussed
-"airplane noise troll" probably lives in CCDC
-"airplane noise troll" is almost certainly one person, all the comments on the subject sound suspiciously alike
As for actually living in Palisades, I'd say:
-Black Salt is awesome, probably one of the better reasons to live there (I don't, BTW)
-the CCTC/Canal is good for a certain type of commuter
-there's a fair sample of ho-hum amenities, but to delve into ancient history, losing the movie theater made the Palisades seem a lot sadder, especially since they just got a giant CVS in its place

Palisades is cheaper both because it's remote and because property values reflect the noise pollution from planes traversing DCA flight paths.

You can get an amazing 4k sq ft home in Palisades for half of that in CCDC. Just check the comps.
For that reason I bought a house there are absolutely love it. I still bike to work so traffic does not impact me at all, just bike on the river trail and am in downtown in under 15 mins bike ride

I totally agree with you but would just note that the commute is better to certain parts of the city (for example, SW) from Palisades. The air traffic has ruined the areas along the river, and Palisades is a largely unwalkable mish mox of housing styles.

I would never chose CCDC over the Palisades, but a lot of it probably depends on how much of a nature-lover you are. Our friends love Key and their neighborhood definitely has a ton of kids and a great community feel.

I prefer CCDC but if I worked in Arlington I would also choose palisades over CCDC. Actually I'd probably just live in Arlington. As far as a commute into downtown DC whether palisades or CCDC is better depends on where you're going and whether you want to take metro or not.

It's nowhere near as pretty as the Palisades though.
Palisades is also off the beaten path. Which can be a good thing, especially for crime.

This is OP. We are thinking about CCDC too but it's farther from downtown and not near the river--not dealbreakers but certainly things we're thinking about. It also seems like less of a community feel but correct me if I'm wrong.
