While Hearst is a bit further from the metro, I would include it in your list. It is a much smaller school (300 kids) and a tight-knit community. Some parents walk from there to the metro-- it's certainly not as convenient as Janney but doable. Others take a bus, there is an express that runs down Wisconsin that gets you to Dupont/Farragut pretty quickly.

+1 for Murch as well. Individual classes no more than 22-23.

If you are open to a townhouse there are a few communities across the street from Mann within your budget. Tons of families from the school live there.

Janney is big but individual class sizes are small... my first grader has 21 in her class and my fourth grader has 24.
The community is great and down-to-earth. There are some posters on here who love to talk about Janney parents as being crazy but honestly I have never encountered that and have been an active part of the school for 6 years.

Which brings us back to one, Brent. Even Brent's scores when you look at non Farm or white are pretty eh.

If you want metro accessibility as a priority, then agree that Janney (1 block from metro) and Murch (6 blocks) are the best bets. Some parts of Lafayette are walkable to the metro but those houses are probably too far to walk to school on a daily basis (at least a mile, if not more). Also if thinking long term, plenty of homes in-bounds for Janney/Murch are walkable to Deal middle school and the kids can walk/bike on their own. The downside is that these are big, crowded schools, and Deal is very crowded as well. Ross in Dupont Circle is good, but I don't think you can buy a SFH with that budget and also the middle school option is not great and most parents try their luck with the charter lottery or move.
