I'd live as close as possible to the mom's house. Moving away will cause you to lose parenting time.

That said, as a divorced dad I planned to rent a houseboat at the Washington Marina if I all I got was every-other weekend. I knew the DS would love weekends on a boat.

Haven't lived in DC in over 12 years but did like living in Cleveland Park, just north of Woodley. Not the hippest neighborhood. Yet proximity to Zoo, playgrounds and kid-friendly restaurants might appeal to you at this stage. Farragut North is only two stops away, and easy walk to McPherson from there. Good luck

I would suggest renting until your kid is in school, and then moving so that you're close to your kids school. That way you'll be able to continue the 50/50 custody arrangement without a lot of stress about how to get your child to and from school.

DC landlord here. Get on Craigslist as lots of listings go on there that aren't in MRIS (what realtors use), since there's no need to list it anywhere else. For example, my condo usually have 5 people show up for the open house and I rent it same day. It's in a desirable neighborhood in DC (Dupont Circle) and is priced well.

At the very least, CL will give you an idea of what's out there and pricing.

They may not be super close to your office, but I would look at some of the older high rises, especially the ones on Connecticut Avenue, which have pools and are near parks and grocery stores.

But, he's also going to be single. Do you think he wants to live on the hill with dansko wearing yoga moms? At least in Shaw and Logan Circle he can check out hot girls (or guys, if that's your flavor OP) while he takes his kids around town.

I'd go for Capitol Hill, near Union Station. That's going to be a really nice environment for your child, and a short commute for you on the Red line. TBH I wouldn't want to stick your nanny and child all day in an apartment on Mass Ave or City Vista or whatever. Very few parks and other kid stuff. By closer to 2 you're going to want the kid in a part-time preschool program at least, and there's more of that on the Hill.

My friend lives in City Vista in Shaw neighborhood and there are tons of families in her building. Not sure if they rent them, but get an agent.

40 minutes? If you are walking maybe. Agree on few condos/apartment buildings, but plenty of rental options.

One of the Thomas/Logan recommenders here. I will add, all things being equal, you may be better off in a rental apartment building than renting a condo from one of DC's many 'accidental landlords.' The former will be professionally managed and you won't be subject to the whims of a small time landlord who doesn't know how to get things fixed or wants to sell or has a niece moving to town who needs a place and so you'll have to move, etc.
