We bought young and childless in Logan and are still here many many years later - and there are plenty of other families here too. Agree with PP that said your budget is too low for a row house in Logan Circle proper, but it should be enough to get something in Shaw. Could you afford a higher budget if you had a basement rental unit to rent out? A lot of the places on my block are small row houses with 2/3 bedrooms upstairs with 1 bedroom basement apartments. That would probably be more like $1.2 M though. But I think the basements are renting out for around $2,000.

In Shaw you can buy a cute house that falls with your budget and meets your needs. It is trendy (although not nearly as much as Logan where you cannot afford a house). I think values will continue to go up there because if it's proximity and it immediately adjacent to Logan Penn quarter and U street.

I am just pointing out that the same concept can be called differently.


Obviously, although the terms you are citing denote quite different things. (Or are you arguing that a house is the same as a flat, which is only a part of a house? And a rowhouse may be a condo with regard to ownership status, but that doesn't make the terms synonymous). But PP is still right that in DC, attached SFHs are traditionally called rowhouses. I really don't care what you call it, I was just sharing the fact that the title made me think OP was looking for a townhouse (of which "townhome" would be the marketing term in my mind), i.e. a newer attached dwelling in a planned community with an HOA.

It is pretty much the same thing. "Townhome" is used for marketing purposes.


PP here. The worst marketing term is "rowhome"...

How much would be to rent something like this you think?i think we will rent first for a year to get a feel of areas and where we want to be.


I live two blocks from this house! Love the neighborhood. That place would rent for between 3,000 and 4,000. We own, so I haven't kept up with rents too much, but it seems like everything that isn't a wreck (lower) or a gorgeous, huge house rents in that range.
