Yes but then you marry and 50x2= 100k.

I lived with roommates until I got married and it was very affordable.

We live in a small apartment out in Alexandria near the Mark Center. If you aren't in walking distance to a metro, things get considerably cheaper. Yes, we have to take a bus to the metro if we want to go into the city but it's fine.

Roommates was how I dealt with this. Same with a good number of friends. I lived in a slum in Arlington for a long time. I could afford it making $45k a year 10 years ago. Not sure what that kind of place is charging now.

My parents have a pension in that range and they just bought a townhouse in Centreville, but they had a paid-off house in Ohio to sell to cover $150k and keep their mortgage low.

My take home is about $42k. PITI on condo in NWDC is about $21k a year (about $1700 a month), student loans are about $5k a year.
I live nicely on the $16k that I have left to spend. Hoping to pay the condo off early.
Was looking at the rents and found them all much cheaper in Alexandria, Annandale and even Oakton, Vienna, Fairfax.
I also paid my car off in 2 years at $660 a month. Can live on minimum of $500 a month which I spend on phone, food, gas, toiletries and other incidentals.

Alexandria west end and Fairfax County Alexandria (Huntington, Kingstowne, Framconia, etc.), parts of Springfield and Annandale, Woodbridge, hell you could probably rent a 1 bedroom in South Arlington in your budget. When we first moved here H was making about 65k and I hadn't found a job yet but we easily found a 2 bedroom condo to rent near Kingstowne. Iirc it was $1600/month. Definitely pricey at that income level but doable.

We rent in downtown Silver Spring. Two bedroom. Was 4 people until last month when my young adult moved out. Yay! One down, one to go and we are out of effing MoCo.

PP again - that was 10 years ago. Rents have no doubt increased.
