If you think $300 a night is high look at some of the places in OC Maryland. I think the Hilton there is over $500 per night, which is insane for OC. We usually stay in Hatteras and houses there are expensive too. As much as I love going to Hatteras, I think I'm about to be priced out of vacationing there. When we divide the home we rent between families it's not that bad, still not cheap, but factor in the PITA of packing up the car, driving on horrific I-95, and I'm close to just flying on Southwest to Puerto Rico. It would cost about the same and probably be a lot easier.

Only two options are the Hampton Inn and Sanderling Inn. You aren't going to get Sanderling at $200/night and in season I doubt you will get the Hampton for $200/night either.

For hotels midweek you will have better luck in Kitty Hawk, KDH or Nags Head. It will be easier to find a Monday thru Thursday, a lot of hotels want the rooms for Thursday- Sunday premium rates. Don't expect anything special base to mid tier hotels at best. Your best bets if you can get in are Hilton Garden Inn, Hammocks on The Banks, Ramada.

OP here. Thank you for the recommendation of moving my location. I ended up calling Shutters on the Banks and got a midweek reservation for much less than Hampton Inn. Thank you for helping me plan my first trip to OBX!

It is almost entirely rental homes on the east side along the ocean. You could look for townhome rentals. Almost ALL are weekly rentals if it's the summer. You could look on the bayside. There are very few last minute bookings. if someone backed out, they have to rent it to someone, so you might get a bit of luck there. In fact, you could probably talk them into getting less than a week rental.

The southern side of the Outer Banks have some. Beyond Nags Head. What I usually do is zoom in to the area I want to go using google earth and see what there is. If you zoom in enough, the hotels are indicated.

Honestly, it's all supply and demand. Small supply. Large demand.

Renting a house in the peak season can be $5,000 or more, esp. if oceanfront.

We use Twiddy. Corolla houses tend to be at least 4BR.

I have been going to Corolla since the early 90's and when horses roomed the area. Not many beach front hotels besides the Hampton Inn, however look into Sanderling Inn (right between Duck and Pine Island) and the Inn at Corolla Light already mentioned. If you want to rent a home, good luck finding them now, but Brindley Beach is the best in my mind, followed by Twiddy, Village Realty and Sun.
