Legacy teachers are all white and Christian. They are very cliquey.

I suggest one looks closer to the Fairfax County line like in RiverCrest or Lowes Island. There are excellent schools and decent houses on the market right now that might be a little older but they have been renovated.

No. Rock Ridge is 50% currently but the feeder elementary schools are 60% Asian (I am assuming that is Indian). So, Rock Ridge is going to be more like 60% as the years pass.

A close friend of mine moved to Brambleton about a year ago, and seems to really like it. Her kids easily made friends in the neighborhood, and my friend seems to have gotten to know a number of her neighbors fairly quickly. Every time I go over to visit, I see a bunch of kids outside playing. Also, as someone else mentioned, crazy Halloween block parties.

Downside to the area is that the quickest commutes going anywhere east involve the Greenway plus the tollroad, so fairly spendy.

We live in Loudoun Valley 3 (off of 606) and love it. We are caucasian (and are in the minority as the majority of our neighborhood is Indian / Pakistani), but it is a great neighborhood to raise a family. Our kids are always playing outdoors with their neighbor friends when weather allows, year around. It is not unusual to see impromptu soccer and basketball games with a very diverse mix of children. We liked LVE 3 better than the other LVE neighborhoods because of our access to commuter routes. Close to the Greenway, Toll Road, 50, and 28.....plus the airport access and soon the Silver Line. Several in our community commute to Bethesda and DC (including me). If you have any flexibility with your hours, you can minimize your commute. My typical commute is 35-45 minutes which puts me in the office at 7am and I am home by 4:30pm. My husband has used the commuter bus which is just down the road from our house to go into DC and loves it. Super convenient and he can either work or sleep on the way. The best part is that we will have the new Silver Line station just 2 miles down the road in a couple of years and they are building a walk/bike path behind the privacy wall that is going up in front of our neighborhood so it is even more easily accessible without parking concerns. If you ever travel by air, you can literally be at the gate in Dulles in 10-15 minutes (which my husband and I both enjoy due to business and personal travel) and there is really no noise from the airport because of the direction of the runways. We might occasionally see one of the international flights in the early evening, but we don't have noise disturbance at all. Finally, one of the best things about our neighborhood (that honestly we didn't realize when we bought here because we didn't have kids yet) is that fact that you can pick and choose community and kid activities based on your preferences / schedules. You are located right in the middle of Ashburn, Brambleton, South Riding.......our kids have played in SR and Ashburn soccer leagues, danced in SR and Ashburn, played basketball in all three communities, etc. It is nice to not be restricted to just one planned community.

There are a few homes for sale in our neighborhood and I believe most of them are cross-country relocations......there is a little inconvenience right now as they are expanding the main road to our neighborhood (606), so the prices are reduced because of it. Nice time to get in at a lower value as we know our home values will escalate as soon as the road construction is done in 2017 along with the Silver Line. Hope this helps!

I can't speak to the school aspect, but the Indians in my little neighborhood are crappy neighbors for the most part. Very unfriendly, keep to themselves, don't maintain their yards, etc. That's in our small community near Stone Ridge, off 50/south of Ashburn. The Afghans and Pakistanis are slightly nicer if you go out of your way to talk to them, whereas the Indians rebuff us. And yes, I know the difference, most of the time at least.

We looked at Ashburn, especially Brambleton, but the commute is tough if you're going to DC or close-in burbs ie Arlington/Pentagon/Crystal City. Even tougher than ours, which also sucks. We chose Aldie/South Riding area because you get more bang for the buck. IMO, as nice as parts of Ashburn are, it's pretty damn expensive for what it is: far-flung suburb/exurb with bad traffic and tikky-tack planned communities. But good schools just about anywhere in LC.

Home values seem to be good and going up, too. We have a significant chunk of equity in our home after 3 years out here.

But damned if I don't miss living in the city every single day.

Do they oust white Americans if they are neighbors...meaning not try to be friendly or be friends?

The swingers are all in the older Ashburn neighborhoods (Ashburn Farm, Ashburn Village). Just look for the white rocks out front...

It's luck of the draw. Some South Asians are *very* stick to themselves and others don't really care as long as you're not hosting beer parties for your teens.

My suggestion would be to talk to prospective neighbors. If they like to talk, that's a good sign. If you walk through an area on a nice day and there's NO ONE walking about that's a bad sign. Kids and dogs are what you want to see in a neighborhood. Some suburban areas are very much batten down the garage door and barely know your neighbors, others are the opposite.

You might like Willowsford (the Ashburn side), just a bit past Brambleton but in the immediate Brambleton area. All neo-traditional architecture, centered around a farm, tons of amenities, incredible clubhouse, trails, etc.

Is this the community that swings - major wife swapping?
