This is it in a nutshell. No man wants to be married to an overweight old lady so being fit, young and attractive is really all you need. The flipside is that you may get tossed aside for the younger model when the time comes so either be prepared to tolerate the affairs or ready to spend old age alone (but with money unless you were stupid and signed a prenup).
