I bought a house with vinyl and it's easy to clean and looks like real tile - I like it just fine. But if I was putting in a new floor, I'd go for real tile.

I would use the schluter ditra system...thinner than traditional concrete board and made for this exact purpose. Go with tile...much better for a powder room.

I have a sheet vinyl in my kitchen. We put it down as I couldn't decide what I wanted and we needed something. Love it as its so easy to clean. So, it stays.

Vinyl tiles are nothing but trouble because there is no reliable way to seal the seams between them. I have had sheet vinyl in my kitchen for more than 10 years and most people assume it's ceramic, just because it's a neutral color and they're not paying attention. Nobody is going to notice the floor in a powder room.
