Hi all - OP here, thanks fur this. I'm struggling! it's actually 4400 on 4 levels. The top floor is a finished attic basically, no closet - with a pretty low ceiling and it's only practical use is a play room, so that sort of brings it to 4000 on the three floors.

Mud room is in back of house - off the kitchen. So, imagine, living room is to the left when u walk in, and powder room at back of that room that jack n Jill's to the mud room (which is off the back of house.) this is the only powder room on this floor, which I like because I hate having to force people to pee off the dining room.

If I nix the w/d on this floor (which makes sense but I'm envisioning thjngs like kitchen towels, sports uniforms, coats, wet mittens, etc going in there and never having to do the up and down thing one more time!) does the dog shower make more sense then? Or is that still a turn off to some of u? Alternatively I could do a big utility sink in there and put a drain in the floor, and a faucet that can reach a ways and just make the entire room a sort of water-proof shower when we have to do baths inside? We have a huge yard so I imagine the place will be attractive to other dog owners shoukd we have to sell.

Of the 4000 square feet, how much is above ground (not basement)?

I believe the mudroom would be on the back of the house.

Mudroom right in the front of the house will be a turnoff for most buyers. It should be near the garage or back door. And I would get rid of the dining room before losing living room space on the ground floor. If your first floor is only three rooms, I wouldn't do a huge mudroom.

I think a mudroom sounds great, but a second washer-drier may be overkill, as might the dog shower. Eliminating those elements and giving that space to the living room may create the perfect size for both the mudroom and the living room. As far as resale goes, having two washers and driers, and a dog shower, might seem odd to a section of buyers. Best to error on the side of a larger living room. Would the powder room be the 2nd powder room on the first floor?

Could you build a covered patio instead? That would serve the functionality you describe.

I want your house after you build that! I hate giving our big dog a bath in the basement tub and our coats and shoes have overtaken us! Yes I've de-cluttered!

Cut down on the mudroom size - that is an odd location for a dog shower, and why waste space on the washer dryer if there's already one upstairs? I think 6-8 people in the living room seems too small. I also wouldn't put another toilet there if you already have a half bath on the same floor. Living room doesn't need to be huge but what you're proposing sounds more like an office to me.
