OP: I would be skeptical about all those rave reviews. I know enough about reviews to know that there never are legitimate all five star reviews. The air mattresses always sound good but in my experience they are a compromise--not comparable to a decent standard mattress.

That is pretty nifty, but I have pets and would worry about the claws making a hole in it.

Yes, I absolutely do plan to make them as comfortable as possible, which is why I said 'no' when some of them just wanted to bring an air mattress with them! In fact, I may let them use my queen bed while I sleep on the twin. I won't be able to roll around much anyway.

My total budget is $400. I will be on LWOP for some of the time. A friend offered a futon but I think it'll be too big for the space. Get a real twin mattress and decent sheets. You want people to be comfortable and therefore more likely to stay long/return.

If I could keep it under $400 that would be great; cheaper the better! I have an eclectic style--some antiques, some more modern.....

I still reeeeeeally don't think you need a bed as far as headboard/footboard/frame goes.

If $400 is your budget, spend that on linens:
sheet set (about $40-$50)
blanket (you probably already have one)
duvet and comforter ($200 total if you need a comforter insert and duvet cover)
bed skirt ($39)

You can get a mattress + box springs + metal frame for ~$300 - $400.

If $400 is your total budget, you can probably keep to that with a very inexpensive mattress set, and linens and bedding from Target + what you already have laying around (Target makes perfectly fine stuff).
