Your kid just learned a hard life lesson. Next time she'll ask about rules and the addition of other tenants. The rules are a bit crazy but don't esclate the situation until you see how the LL is enforcing them. I think there's a good chance that the LL won't actually enforce the rules. It is a pain to move so just see how it goes and wait until there is a real problem to freak out.

Absolutely not. If your daughter is decent and responsible there is NO WAY I would agree to those rules and a landlord checking every couple of days. I would be concerned about your daughters safety as she/he sounds nuts. I would like to know the name and phone number and to know in case of emergency if we were long distance that the landlord would go by and check if we had a concern but not that.

This landlord clearly has some sort of PTSD around renting her house to college students. The rules are her attempt to prevent bugs, filth, maybe high water and electric bills because former tenants did laundry every five minutes? (What college student does that?)

I would read the lease carefully. What does it say about LL access? 24 hour notice is standard, and tenants have the right to choose a convenient time for them in nonemergencies. If LL enters without notice, she is breaking the lease and the law. If that happens, have DD challenge it immediately in writing.

Whatever you do, you will never get your security deposit back, so be prepared for that. I would also be very concerned about LL picking DDs roommates. That seems very odd to me if LL is not also a resident. I truly wonder if that is legal.

Those rules are nuts. Even the no overnight guests.
Boys aside, what if DD wants an out of town friend to visit or a friend has too much to drink and it is safer for her to stay over.

Anything that is not in the lease is not enforceable. Please be sure to let the landlord know this and be sure you review the Lease clause that talks about The landlords right to enter the property.

If you pay rent somewhere you kind of expect to do what you may as long as you don't damage anything or have other people (not paying rent) staying in the home. Of course she has plans to "break the rules" -- who on earth thinks they can predict a full year in advance what day they will be doing laundry? I can tell you that I am very responsible. I sometimes take until the next day to wash a dish. Sometimes I burn things, and it takes a bit of time to completely scrub the pan. Sometimes I have a period accident and want to do laundry right away. When I was her age, I routinely studied past 10pm -- sometimes with other people and sometimes with males. I don't even want to talk about the overnight guest business...

Agree with the above posters but I assumed at first that your daughter is renting a house or an apt that is part of a house. Your comment about the LL trying to rent another room has me confused, because the LL wouldn't have the right the rent space within your daughter's leased area (this would concern me in your shoes - who knows who this person could be). Is your daughter renting a room with access to "common areas" (kitchen, living room, bathroom), and if so, does the LL also live in the house or another part of the house? If it is this latter situation, check the lease to make sure there is not a line in it that says something like "tenant will abide by all rules stated by LL" - this wouldn't be common but ime neither is just renting 1 room in a house as a college student. Also check to see how much notice, if any, Ll must give before entry and if there are any restrictions on how often Ll can enter the leased space. what is the term of the lease? In any event as all the pp's said, LL seems overly controlling and in violation of normal privacy matters and your daughter should not let herself be taken advantage of by LL.

I had a crazy group house landlord like this once. You can go over the lease and have your daughter write a letter, but honestly, the best advice I have is to walk away. Help your daughter find a new place to live.

In our group house, we did point to our lease and referred LL to the rules in our county. It did not matter. We found out later from a neighbor that LL came in while we were all at work. My housemate once was a day late with rent. He came home from work on the 2nd to find that the landlord had gone in his bedroom and removed his television and all the clothes from his closet. We had a lawyer write a letter from the 4 of us and got the heck outta there.

Maybe your DD's landlord doesn't rise to that level of crazy...but she can certainly make it a miserable and stressful year for her. If you can handle the temporary hassle and expense of moving, do it.

That was my first thought, she doesn't want to be responsible for infestations so she makes absurdly restrictive rules.

Unacceptable. I would have them notify the landlord in writing that they intend to keep the place clean anad undamaged and abide by the terms of the signed lease only. Read through the terms of the lease regarding entry. Visits like that can't be valid. That's ridiculous and I'd be livid if the landlord let herself unannounced in if the renters were there. There must be a privacy violation there.
