- paid 90k under list (about 11%)
thinking about moving next year - home is getting assessed at more than 200k than I paid for it (b/c of my renovations)

We paid just over list in nov of 2003 for our TH (boom market)
In summer 2011, we sold at just under list price but bought our current place at just under list, as well. We shocked people getting an offer within 3 days on the market as lots of short sales and foreclosures were still clearing the market. Buyers tried to lowball, and we countered back at list. They came back much closer to list - we knew our house was much nicer than anything else that had been on the market in the area and was worth the money. I think they had hoped we were desperate to sell as many others at the time were.

We offered about 5% over list but the appraisal came in low, so we ended up paying the list price in the end. Sellers were a little bummed out but the price reduction made more sense that killing the deal.

Offered $5k above list price, Spring 2013 in Arlington, and got it. No closing cost help, but wound up getting the sellers to give money towards a few repairs which we really didn't expect.

Spring 2012, at list plus closing costs and a handful of small concessions, slightly less desirable part of Alex City, around $480k then, house had been on market for ~30 days.
Neighbor's house (similar layout) sold just recently (spring) for $21k (4%) above asking less than a week after listing (again "less desirable" part of Alexandria)
